What Salary Do You Need to Afford a $400,000 House?
By Global Tools Research · Published July 29, 2026
How much you need to earn to buy a $400,000 home depends on your down payment, interest rate and the lender's affordability rules. Using the common 28% rule — housing costs should stay under 28% of gross income — here is the math.
The Monthly Payment
With 20% down ($80,000), the loan is $320,000. At 6.5% over 30 years the full monthly payment (principal, interest, property tax and insurance) is about:
| Principal & interest | $2,023 |
| Property tax (est.) | $400 |
| Home insurance (est.) | $150 |
| Total monthly (PITI) | ~$2,573 |
The Income You Need
Under the 28% rule, that $2,573 payment should be no more than 28% of your gross monthly income:
$2,573 ÷ 0.28 ≈ $9,190/month ≈ $110,000/year.
A smaller down payment adds PMI and raises the income needed; a lower rate or larger down payment lowers it. If you carry other debt (car, student loans), lenders also apply a 36% total-debt limit, which can push the required income higher.
